HI guys
Have been trying to find out about house and apartments in Nanning.
Do you know of any web sites I can check out to find out about prices.
So I can get a bit of a feel for the market.
What are good areas to look at living in the city.
What is the average cost of an apartment.

Your questions are difficult to answer but there are a few general things of which you should be aware. Andrew has covered a lot of these on this site at the link:

Please have a read of this article first. It will answer most of your questions. Then post any specific queries and we will be pleased to answer them.

Because I am also in the process of buying and selling our apartment I can confirm that the information is still accurate, especially in regard to registering your name on the documents. This can only be done if you have worked or studied here for the last 12 months. We rang the government on Monday for clarification of this rule and was told this was still the case. My wife said that I was her husband and had lived here for many years. It did not matter, I was not allowed because I didn't have a work visa. I have heard that if you are a foreigner with a Nanning residence permit you can get your name on the housebook (like the deeds). But it's easier to knit fog than get a residents permit!

Robert,
There are no websites in English for real estate in Nanning. There are Chinese websites which give this information if you want to get a Chinese person to assist you in your search.

At the moment prices are steadily increasing. There is a lot of new property available. Expect to pay over 4000 rmb a square metre for new property. New property is sold as empty shells, bare concrete walls and floors, you have to fit everything yourself including plastering, electrics, plumbing, sanitary fittings, kitchens etc.

It is difficult to recommend a good area because it will depend on your personal preferences. Do you need to be downtown or more remote, near schools or work, etc etc

To give you an example, my 3 bedroomed, 2 bathroom apartment is for sale at 4500 rmb/sq.m fully fitted out. It is in a good area on a gated estate with gardens, swimming pool, tennis courts, gymasium etc and I like it so much that I am moving to a bigger apartment in the next building. It can be rented fully furnished for 2500 rmb per month for a lease of at least 1 year.

Hi Graham, I have lived in Nanning for a year. I might be interested in your appartment. Sounds like a good location. I have a 50 sq meter appartment close to the old WalMart and pay 1000RMB a month, 3 months rent in advance. It is OK but just not big enough for a family to live in. I have been with my girl friend for a year and I found out when we were looking for something better as soon as they saw me the price went up. MY EMAIL is donstr3403@yahoo.com. Hi Graham, just curious about the work permit situation and getting your name on deeds ect ,is it a problem getting a work visa/ and does opening a business come under a different catagory , eg new set of rules .
And are there many of the group running some kind of business, or mostly retired .Thanks Dave (xt17000)

Hi Dave,
If you open a business you will need a Class F business visa. This is not the same as a work visa which is class Z. You cannot work or teach (except in the business) with a class F visa.

I think obtaining a class Z work visa is straight forward once you are offered a job. The employer will write you a letter (there is probably a standard form for this) and this accompanies your visa application.

Quite a few of the ex-pats have businesses and a lot more work as English teachers.

John is probably the best person to answer your query because he has a business in Nanning whereas I am retired and have never applied for a work or business visa, so I have no first hand knowledge.

To get your name on the deeds you must have worked or studied here for at least 12 months, this rule is being enforced at the moment in Nanning.

Thanks Graham, thought it might be a different type of visa when opening a business, will look into it more next month ,should be back in Nanning end of july ,hoping to get married then if i can get all the paperwork (what a nightmare lol) in order , then there is the visa nightmare,we will see how it goes. thanks again for the info.
